New Build and Phase Inspections
At True Property Inspections, we offer comprehensive New Build and Phase Inspections to ensure quality and compliance at every stage of construction. Building a home is a significant investment, and our phased inspection process helps homeowners gain peace of mind by verifying that everything is done correctly from the ground up. Each phase focuses on critical components of the construction process, ensuring that potential defects or oversights are identified before they become costly issues.
Phase 1 takes place at the beginning of the build, where we evaluate all components within the foundation before the concrete slab is poured. This step ensures that the groundwork is properly set for a stable structure. In Phase 2, we inspect the framing, electrical, plumbing, and weather-resistant barriers before the walls and exterior siding are installed. This phase is crucial for identifying hidden issues that may not be visible once construction progresses. Finally, Phase 3 is the last step, where we conduct a thorough inspection after the home is completed and the builder has signed off for occupancy. This final review ensures the home is built to code and free of defects before the new owner moves in.
Additionally, we provide warranty inspections, typically conducted around the 11-month mark, before the builder’s one-year warranty expires. Our experienced inspectors carefully assess the home for any defects or concerns that may have developed since completion. By identifying issues early, homeowners can request repairs from the builder while still covered under warranty, ensuring long-term quality and satisfaction. At True Property Inspections, we are committed to helping homeowners protect their investment by delivering detailed and reliable inspection services.
Whether you are buying, selling, or maintaining your home, True Property Inspections provides professional and quality service from the moment you call us. Our certified home inspectors will walk through your home with you and teach you as much as you want to learn. We strictly follow the Standards of Practice for home inspectors established by the Texas Real Estate Commission (TREC).
After we walk through the home together, we will explain the general condition of the home and systems with you and your agent. We will talk through any major issues that need to be addressed sooner rather than later. We will also mention the items that you will want to keep an eye on for deferred maintenance. All of this will be detailed in our easy-to-read report, which will be delivered in HTML and/or PDF format. From that report, you will be able to see the items we discussed, with images for reference.
